Mature crack networks on Henderson's oldest master-planned stucco.
Green Valley is Henderson's original master-planned community, built out from the 1980s through the 1990s — which makes its stucco some of the oldest production work in the city, now thirty to forty years into the valley's punishing expand-contract cycle. The crack patterns here aren't fresh hairlines; they're mature networks: corner cracks off windows that opened decades ago and have been painted over two or three times, webbing that reopens through every repaint, and old patch repairs in textures that never quite matched the original lace and knockdown finishes.
That history is exactly why the repair-first approach pays off in Green Valley. Filling the mature cracks with flexible compound, cutting out the failed old patches and redoing them with a proper texture match, and priming the whole repaired surface gives the repaint something sound to sit on — often for the first time since the house was new. Green Valley's mix also includes plenty of 1980s homes with wood fascia and trim alongside the stucco, and we prep and paint those as part of the same job.
These are good houses on established streets with mature landscaping, and the walls are usually the only thing announcing their age. A season of proper stucco work resets that.
